Entitlements, Site Selection, and Management

Joint Ventures

CenturyPacific formed a joint venture with The Conservation Fund of Virginia to plan and sell 150 acres in Missoula and 220 acres in Kennewick donated by the Burlington Northern Santa Fe Railroad. Proceeds from the sales were used in part to fund the conservation work of TCF nationwide.


Corporate Campus Development

CenturyPacific acted as fee developer for an international technology company at its 12-acre corporate campus in Poulsbo, WA. CenturyPacific was responsible for all aspects of development including feasibility analysis, site planning, entitlements, design and construction coordination, and leasing.


Lot Development

CenturyPacific was the developer of a large lot development on a 975-acre site near North Bend, Washington. CenturyPacific, together with the Weyerhaeuser Company, created an upscale large lot community, which sold out in four years.


Brownfield Sites

The former Casper, WY refinery, located on the banks of the North Platte River, was the first RCRA site to achieve closure under state law. CenturyPacific managed the community-negotiated settlement of litigation, which resulted in the cleanup and closure of disposal facilities at the former refinery. The process lasted nearly a decade and saved the company nearly $500,000,000. Today the former Casper Refinery is a Robert Trent Jones Golf course with a golf training center, an industrial business park and river rapids obstacle course. (see link to Casper Journal article). CenturyPacific has also been involved in evaluating and repositioning additional former refinery sites for BP in Sugar Creek, MO, Whiting, IN and Llandarcy, England.


Pre-development Coordination

CenturyPacific was retained to manage all pre-development aspects of securing entitlements for a 1,500,000 sf office and printing facility in downtown Seattle. The project involved land assemblage transactions, project and building design, landmarks preservation issues, street vacations, rezoning, neighborhood opposition and numerous other land-use issues. The process took four years and resulted in a fully-entitled project with a 10-year vesting period.


Nuclear Power Plant Redevelopment

CenturyPacific acted as a development advisor for the redevelopment of a former nuclear power plant. Assignments include assistance with development of a master plan, business plan and site restoration strategies. CenturyPacific developed a 42,000 sf office building at the site for safeharbor.com.


Greenbelt Site Assemblage

CenturyPacific was retained by a local city to manage the assemblage of an important greenbelt. The proposed area was owned by eleven private, non-profit and educational entities. The assignment involved development of an acquisition strategy and follow-up negotiation with numerous parties.
