Timberland

CenturyPacific prepared a valuation and value-maximizing business plan for the owners of 2,000+ acres of timberland. The business plan is being implemented by CenturyPacific, including a speculative home development.


Office Tower

CenturyPacific is a special advisor to local Public Development Authority to reposition its ownership of Amazon.comís world headquarters.


Portfolio Analysis & Business Plan

CenturyPacific provides a quasi-public entity in Casper, Wyoming asset analysis and venture structuring advisory services for $50M land portfolio in Casper, Wyoming. CenturyPacific managed the redevelopment of an office park and Robert Trent Jones Golf Course for this portfolio.


Historic Redevelopment

CenturyPacific was retained by a local theatre group to structure and negotiate a transaction for the redevelopment of the historic Paramount Tower in Seattle. The assignment involved the choreography of four operating agreements, a condominium declaration and a long-term lease. The result will be a high-end entertainment venue.


Disposition of Conservation Sites

CenturyPacific was retained to develop and implement a disposition plan for a 1575-acre parcel on Orcas Island, Washington. The strategy involved creating a land development plan to spur interest from both developers and conservation buyers. The property was sold in 2006 to the San Juan Preservation Trust.


Joint Ventures

CenturyPacific was retained to structure and manage the negotiation of a joint venture for the development of a 350,000 sf retail center on a 50-acre site at Issaquah Highlands.


Chain Store Disposition

CenturyPacific was retained as real estate advisor to a former 104 store home improvement chain. CenturyPacific's assignments included lease negotiation, strategic planning, acquisitions, dispositions and development coordination. CenturyPacific managed the successful sale of nearly $80 million of fee-owned property in an 18 month period.


Asset Management

CenturyPacific acts as real estate asset manager and investment brokerage to several individual and corporate real estate portfolios. Transactions include the 450,000 sf Willows Commerce Park ($55,000,000), the 600,000 sf Seattle Union Station ($150,000,000), the 75,000 sf ADIC Building ($11,000,000), the 70,000 sf Catapult Building ($10,000,000) and a 200,000 sf industrial building in Auburn ($10,000,000). In each instance, CenturyPacific located the property, negotiated the transaction and managed the due diligence and financing.


Ski Resorts

CenturyPacific structured and negotiated a joint venture which consolidated three Northwest ski resorts into a single unit. The assignment involved valuation, due diligence, transaction structuring and financing.


Investment Funds

CenturyPacific structured and negotiated a sponsorship role for a client in a major Northwest-based real estate investment and financing fund. This structure allows the client to participate across a broad range of transactions in the $1 billion fund. CenturyPacific has extensive experience in structuring partnership and joint venture investments over a large spectrum of real estate opportunities.
